Student housing roofing is not
like any other commercial project. The buildings are occupied, the schedules
are non-negotiable, and the cost of getting it wrong extends far beyond the
roof itself. After working on properties ranging from single buildings to
complexes with over 100 structures, here are the three mistakes we see most
often and what they actually cost in practice.
Mistake 1: Ignoring the Academic Calendar
Every roofing decision on a
student housing property runs through one filter: the academic calendar. There
are really only two viable windows to work, winter break and summer, and each
comes with its own set of challenges.
Winter break seems
straightforward. Students are gone, the building is accessible, and work days
can run longer without disrupting anyone. But shorter daylight hours cut into
daily production, and temperature swings create real technical problems. On one
Austin project, the crew experienced 85-degree weather followed by a drop to 32
degrees within the same week. Solvent-based adhesives have to be stored
properly, kept warm, and monitored closely. Flash-off times that take 30
seconds in summer heat can stretch to three minutes in the cold, which
significantly reduces how much square footage a crew can install in a day. None
of that is insurmountable, but a contractor who has not planned for it will
lose ground fast.
Summer offers longer days and
lower occupancy, sometimes dropping to 10 or 20 percent of normal capacity,
which creates far more flexibility to move around the property. The tradeoff is
heat and unpredictable weather. Pop-up storms with zero forecast warning can
dump inches of rain in minutes on a roof that is mid-installation. On a flat
roof, there is no stopping that water from entering the building. A contractor
who knows how to stage work, protect open areas, and react quickly is the
difference between a manageable situation and a flooded unit.
Mistake 2: Hiring a Contractor Without Multi-Building Sequencing Experience
Would you send a rent-a-cop to
defuse a bomb in a train station? No. You would call the bomb squad. The same
logic applies here. Roofing itself is not the hard part. Everyone knows how to
roof, otherwise they would not be roofers. The hard part is Critical Path
Management: the logistics, the sequencing, and knowing how to protect the
ownership group from loss of revenue during the entire process. That is where
contractors get separated.
On one project, the team worked
across 109 buildings with 17 different structural variations and finished on
time, on schedule, and on budget. That outcome was not luck. It came from
Critical Path Management: knowing exactly where the project ends before the
first day of work begins. Every phase is mapped in advance so the team is
constantly gaining ground instead of losing it. When obstacles come up, the
answer is already in the plan. The goal is a job site where 30 people are
working and it feels like almost no one is there, because everyone is exactly
where they are supposed to be, doing what they do best.
When rotten decking showed up,
and it always does on older properties, the team did not stop. Before the
project started, the ownership group had already been walked through a
contingency plan, an allowance budget was set, and a daily reporting process with
before and after photos was established for every affected building. Approvals
were pre-negotiated so the team could keep moving. That is the difference
between a contractor who sets a project up for success and one who just shows
up and figures it out.
Mistake 3: Treating Every Occupied Building the Same

A shopping center and a student
housing complex are not the same job, even if the roof system is identical. In
a commercial space, the tenants go home at night. On a student housing
property, they never leave. That changes everything.
A nail left in a walkway is a
hazard for a child. A loose shingle stuck in a gutter three stories up either
blocks drainage during a rainstorm or falls onto a car below. These are not
hypothetical concerns. They are the daily reality of working on occupied
buildings, and a contractor who does not think through them will create
problems for the owner that have nothing to do with whether the roof was
installed correctly.
The right system for an occupied
building starts with the right questions. On one project near a medical center,
the tenant population was heavy with nurses and doctors working graveyard
shifts. The question was not just how to roof the building. It was whether
fumes from adhesives applied at noon would still be present at 2 a.m. Whether
screwing down insulation was the right call, or whether a fully adhered system
with low-VOC adhesives was the better answer for the people sleeping above it.
Whether tear-off could be sequenced in larger sections so final installation
covered more ground in fewer passes. None of those decisions get made correctly
without first understanding who lives in the building and what their day
actually looks like.
There is also a question that
does not get asked nearly enough: what are your plans for this property? It is
a question that stops most ownership groups cold, but the answer drives the
entire scope. A group holding a property for seven years with plans to sell has
completely different roofing needs than an owner building for the long term. A
contractor who asks that question before the proposal is written is working for
the client. One who does not is just selling a roof.
Student Housing Specifics
The worst time for a roofing emergency is finals week, and it is not close.
Noise and disruption during
major testing periods creates immediate problems for residents and management
alike. Graduation season is a close second. Hotels fill up fast, prices spike,
and relocating even a small number of displaced tenants becomes a serious
logistical and financial problem. Families traveling in for graduation are
competing for the same limited hotel inventory, and there is very little
flexibility for anyone involved.
Beyond testing and graduation,
major athletic events are a factor that often gets overlooked. At schools with
large athletic programs, home game weekends bring traffic, packed schedules,
and limited access that can slow or shut down a project entirely. These are not
surprises if you plan for them, but they will catch an unprepared contractor
off guard.
There is also the insurance
timeline to keep in mind. A hailstorm that hits during spring semester does not
translate to a quick repair. Large commercial claims can take four to five
months to work through the approval process. That is a long time to manage a
damaged roof over occupied student units, and it makes the case for preventive
maintenance and early inspections even stronger.
Responsibility for the roof at a
student housing property varies more than most people expect. In some cases the
building owner holds full responsibility. In others a property management firm
carries a master insurance policy that covers the roof under certain
conditions. What matters most is that someone in the ownership or management
structure knows exactly who is responsible before an emergency happens, not
after. Gaps in that clarity show up at the worst possible time.
The Bottom Line
Student housing roofing demands
a different level of planning, communication, and operational discipline than
most other commercial projects. The academic calendar is not flexible. The
residents are not going anywhere. And the contractor who treats this like any
other reroof will eventually prove it in the most expensive way possible. Vet
for experience on occupied buildings, ask about sequencing, and make sure
whoever you hire has thought through what happens when something goes wrong
during finals week. Because at some point, it will.
